The house

A country house, not a country resort.

The Cottage sits behind its garden with the paddocks beyond, on a working cattle farm. From the verandah you look south to Yellow Rock, and the cattle are usually a paddock over. Bernadette and Max live in the homestead about fifty metres away; you're unlikely to see them unless you want to.

Inside, the slow combustion wood fire does winter properly, sofas pulled in around it. The kitchen is fully stocked and the working kind, with a pod coffee machine for slow mornings. Two bedrooms at opposite ends of the house, the living room between them, both with king beds and their own ensuites.

Tea, coffee and the basics are stocked before you arrive. Beyond that, the house is yours.

The things people ask us.

Anything else, email info@brokeestate.com.au and one of the family will answer.

How far is the drive, and are the roads sealed?

2–2.5 hours from Sydney, 1 hour 15 from Newcastle, 15 minutes from Pokolbin's cellar doors (see what's nearby). The last stretch in is dirt and fine for any car, including low-clearance ones. Drive slowly; there are cattle and kangaroos about.

Is there a minimum stay?

Two nights. Long weekends and holiday periods can carry a three-night minimum; the booking calendar will tell you when.

Can we bring children?

Yes, children are welcome in the Cottage. A portacot and a high chair are available on request; ask when you book.

Can we bring the dog?

No pets on any of the stays. It's a working cattle farm with our own working dogs. Bella, the border collie in the reviews, is ours, and she takes the greeting side of things seriously.

What's the cancellation policy?

A full refund if you cancel five or more days before arrival, and a 50% refund up to one day before.

What's check-in like?

Self check-in via lockbox from 3pm, check-out by 11am. We send directions ahead of time and the code on the morning of your arrival, and we're usually on the farm if you need us.

Is the Cottage accessible?

There are a few steps and some uneven ground, so the Cottage isn't wheelchair accessible. Call us on (02) 4088 8883 and we'll give you an honest picture of whether it will suit.
